Make agents know exactly when to call you. Stop being generic — generic is forgettable. Anchor and "program" partners around a specific problem you solve, spoken in their language, not mortgage jargon.

  • Pick a memorable niche. Brady's is the "Two-Home Tango" — the delicate dance of buying before you sell.
  • Translate value into their problem: "We helped a colleague earn $60K in commissions they were about to lose entirely."
  • Lead with the agent's benefit (the commission), then explain how you solved it.
  • Ask anchoring questions: "Do you ever work with self-employed borrowers?" The answer is always yes — now you're the name that comes to mind.
Identify a persona + a problem. "I do DSCR loans" means nothing to an agent. "I help self-employed people with great CPAs buy investment property" makes you memorable — and memorable creates gravity.

Get people paying attention to you even when they don't need you. This isn't a volume game — it's framing. You shape conversations, publish insights, teach, and build assets that anchor your credibility so you start conversations instead of asking for them.

  • Climb the ladder: from cold-caller → product-pusher → colleague → teacher. The top rung is where agents need you.
  • Build authority assets — webinars, events, and reports that give value first.
  • Brady's "Field Report": he surveyed the top 100 agents in his market, turned 66 responses into a 25-page industry report, and had a legitimate reason to reach out, flatter, and hand every one of them marketing collateral.
  • Show up online to let people know you before they meet you — trust is built before the first conversation.
Give, don't ask. When a partner goes quiet, don't demand their next deal — get genuinely curious about what's going on with them. Show you're adding, not taking.

Student or expert — pick one

If you're a student, show the journey of becoming and share your wins and losses. If you're an expert, show the proof. People feel inauthentic online when they're students trying to act like experts.

The 7-11-4 rule

Google found buyers need roughly 7 hours of contact, across 11 touch points, on 4 platforms before they feel comfortable. Create an environment where people can spend time with you when you're not there.

It's an infinite game
